Location: This property is conveniently located at the top of a hill overlooking Santa Catalina and the Estero Beach and Point, next to the new development called Santa Catalina Villas, just a short 5 minute walk to the point, Playa Estero or the town / village center of Santa Catalina. The surrounding area is well kept with nice landscaping. The property is composed of two titled contiguous properties; the first lot is 1009.89 m2 (10,870.37 ft2) at the bottom of the hill with a flat area, and the second is 4101.34 m2 (44,146.46 ft2) on the hill top. The two properties could easily be merged together to form one single title. Currently the two titled properties are exempt from property taxes.

The topography of the lot has several buildable areas. At the bottom there is a flat area with approximately 1000 m2 (1/4 acre) and a nice concrete entrance from the asphalt road that leads to Playa Estero and the village center of Santa Catalina. The middle of the property is sloped with a terraced area ideal for building another home or structure, and is accessed from the road running up the side of the property. The top of the property has a large flat area, ideal for building the main home or structure with the gorgeous ocean views, and is accessed by the road running up the side of the hill. Just behind the flat area at the top of the lot is the guest house, which is also accessed from the road running up the side of the hill. To the back side of the guest house is a jungle and a sloping hill that has another access road from the residential area of phase 4 of the Santa Catalina Villas development.

The property has a truly unforgettably stunning ocean and sunset view over the Pacific. There are very few properties in Santa Catalina that have this spectacular ocean view, that cannot ever be blocked by any neighbors. The property zoning is "UECT1" which means it can be used for both residential or commercial use, with building heights up to 3 floors, ideal for developing a boutique hotel or large luxury home.

The tropical style Guest House is a 1 bedroom 1 bath teak hardwood structure with a large open terrace and kitchen, ideal for relaxing in the mornings or afternoons with the cool breezes coming from the Pacific Ocean. Finished in 2024, the guest house is built with high quality hardwoods, a solid foundation, with thick wood beam structure, and tongue and groove wood walls, drop ceiling, and imported tile porcelain floors, offering an authentic, comfortable environment. There is also parking space for 2-3 vehicles for the guest house, plus a large storage room and reserve water tank.
