Property Description

Isla Corozal is a private 18.65-hectare island, titled since 1911. It is located 6km by sea from La Palma towards the Pacific Ocean. La Palma, pop app. 2,500, is the capital city of the Darien Province in Panama and all major Panamanian government agencies have an office there. Isla Corozal also has fresh water on site.

Isla Corozal is located 4km from the perimetral boundary of the Reserva Patiño, a 30,000-hectare reserve, world famous for birdwatching of domestic species as well as migratory species. Reserva Patiño is a RAMSAR site and located in the Serrania de Bagre biological corridor extending all the way into Colombia.

About 10km further downstream from the Reserva Patiño is the deep blue water of the Pacific Ocean. Located 2/3 of the way from Panama City to Tropic Star Lodge in Piñas Bay, Isla Corozal is located near one of the most productive billfishing areas in the world. Inshore fishing in the estuary where Isla Corozal is located is also outstanding.

Aboriginal Embera and Wounan communities are also located around Isla Corozal offering a unique cultural experience as well. Some of these villages can be visited and some also offer overnight stays for a full indigenous immersion experience.

Isla Corozal has completed an EOT (Estudio de Ordeniamiento Territorial) whose approval divided the island into 4 sections with land uses of R2C, TN1, R1D1, and PND zoning. This provides a protected area, low density and medium density zoning, where 150 hotel rooms or several hundred apartments could eventually be built. In connection with the EOT a full topography was completed, along with hydrological, biological, and environmental studies. Elevation on the south Pacific Ocean facing end of the island is 30 meters above sea level, affording excellent 360º views of the ocean and the estuary it sits in. Elevation on the northern end of the island is 20 meters affording excellent views of the mountainous region on mainland Panama.

There is abundant wildlife, in the water, on the ground, and in the air all around Isla Corozal. From bird watching, to whale watching, to dolphin breeding grounds, there are endless opportunities for getting in touch with nature. Isla Corozal presents a fantastic eco-lodge development opportunity, but it is also affordable enough to create a 44-acre private island retreat, with future development rights guaranteed giving appreciation potential for an exit strategy far into the future.
