Cheng Le\u00f3n, considera que actualmente estamos en un muy buen momento para invertir en bienes ra\u00edces en Panam\u00e1 ya que los precios en el futuro podr\u00edan mostrar una tendencia al alza.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">El mercado inmobiliario paname\u00f1o ha mostrado se\u00f1ales positivas lo cual fue apreciado por <a href=\"https:\/\/www.fiabci.org\/\">FIABCI<\/a> (Federaci\u00f3n Internacional de Profesionales Inmobiliarios). ACOBIR es miembro de esta federaci\u00f3n que est\u00e1 formada por 70 pa\u00edses.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Consolidaci\u00f3n de inter\u00e9s preferencial<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Seg\u00fan Cheng Le\u00f3n, luego de evaluar el desempe\u00f1o del mercado inmobiliario, tanto de compradores locales como extranjeros, es importante continuar con el dinamismo en el rango de intereses preferenciales, para viviendas con costos entre $ 120.000 y $ 180.000.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">El incremento del tramo preferencial ha impulsado la urbanizaci\u00f3n en el centro de la ciudad y permite al local adquirir viviendas en zonas bastante c\u00e9ntricas.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Una vez que el empleo se estabiliza, se puede retomar la din\u00e1mica de los pr\u00e9stamos hipotecarios, porque el mercado depende del financiamiento de los bancos paname\u00f1os.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">En el caso del comprador extranjero, explic\u00f3 que este tipo de inversiones deben consolidarse, con miras a un horizonte de diez a\u00f1os.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dijo que a pesar de los desaf\u00edos impuestos a Panam\u00e1, \u201ces un pa\u00eds en democracia, con estado de derecho y estabilidad pol\u00edtica, en comparaci\u00f3n con otras naciones de la regi\u00f3n\u201d.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Este conjunto de caracter\u00edsticas favorece las inversiones, as\u00ed como el uso del d\u00f3lar, la posici\u00f3n geogr\u00e1fica y un marco legislativo favorable como lo son la Ley de Sede de Empresas Multinacionales (SEM) y la Ley de R\u00e9gimen Especial para el Establecimiento y Operaci\u00f3n de Empresas Multinacionales relacionadas con fabricaci\u00f3n (EMMA).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mercado en cifras<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">El presidente de Acobir explic\u00f3 que el gremio desarrolla estudios anuales para medir el comportamiento de la industria inmobiliaria.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">En relaci\u00f3n al inventario total disponible (incluye unidades listas para ocupar, en preventa y en construcci\u00f3n), dijo que se redujo positivamente al cierre de 2020 versus 2019 aun cuando el ritmo de ventas disminuy\u00f3.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">De 29.000 unidades en inventario en 2019, se situ\u00f3 en 24.000 unidades en 2020, una diferencia de 5.000 hogares menos.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Esta reducci\u00f3n se debi\u00f3 fundamentalmente a la decisi\u00f3n de parar los proyectos en preventa por la circunstancia de la pandemia, con lo cual estas unidades fueron retiradas del inventario.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cheng Le\u00f3n destaca que 2021 refleja una reactivaci\u00f3n, a un ritmo superior al 2020.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Adem\u00e1s, los compradores tienen la opci\u00f3n de alquilar y luego comprar la propiedad o comprar el proyecto en plano.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Los precios se han mantenido, aunque preocupa el impacto del aumento de los fletes en los costos de los materiales de construcci\u00f3n, en su mayor\u00eda importados.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A\u00fan no tienen proyecciones definitivas sobre el impacto de esta realidad inflacionaria del material en el precio de la construcci\u00f3n.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El presidente de la Junta Directiva de ACOBIR (Asociaci\u00f3n Paname\u00f1a de Corredores y Promotores de Bienes Ra\u00edces), Francisco R.
